Steps to Buying a Home

Hire a REALTOR®

Buying a home is one of the most significant purchases in a lifetime. It is essential to have an experienced agent in your corner, always looking out for your best interest. A buyer agent’s fiduciary responsibility is to represent the buyer & to ensure that they are protected.
There is incredible value in having someone working for YOUR best interests when buying a home.

Get Pre-Approved

Getting pre-approved is at the top of the to-do list! You need to know what price range you should be looking at, what your budget is and if there are any credit issues that need to be worked out. Its also essential to include a pre-approval letter with your offer.

Tour Homes

Time to start shopping! We will tour as many homes needed to find the right one for you. Once we have found THE house, we will present an appropriate offer based off of recent sales and current buyer activity in the area, as well as the value of the property in it’s current condition.

Making an Offer

Prior to making the offer we will discuss appropriate earnest money, deadlines, and specifics about the property. Including the pre-approval letter with your offer, and sometimes a letter to the seller, is a must!

Escrow Period

You’re under contract so now what? You will have an due diligence period during which you can schedule a inspection, review seller disclosures, title report, neighborhood information etc. If the home is in need of repairs you can take it as-is or negotiate with the seller to make repairs.

Closing!

Prior to closing your lender will issue a Closing Disclosure. This must be acknowledged 3 days prior to closing. Shortly before or after settlement we will do a final walk through of the property. Once your loan has funded & the title company recorded the necessary documents you will get keys! This can take 1-2 days after signing your documents.
