Staged to Sell
When I’m touring a potential listing I always take notes on things the seller can do to make their home more appealing to buyers. The home needs to look lived in, yet you don’t want clutter that distracts the eye away from the great features of the home.
With most buyers seeing homes for the first time online, its key to have tidy rooms and professional photography. The goal for all sellers is to sell for the most amount of money in the quickest amount of time. It’s been proven that staged homes sell 73% faster than those that are not.
According to the National Association of Realtors’ study conducted in 2017, 49% of buyers’ agents cited that home staging had an effect on most buyer’s view of the home. 77% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.
My partner, Tracy, and I are selling new construction townhomes in Santaquin (sold out as of now). We elected to stage some of the units to give them a homey feel. The rooms look bigger and more inviting than just an empty room. Consequently, each unit we staged was put under contract in the same week. My advice is to stage, even if its just sprucing up a bathroom with fluffy new towels, *before* you list.
